Growing The Price Of Your Home Through The Garden

In the current fluctuation of the housing market it appears that getting the right price is becoming more significant to home owners. Most advise available states that pitching our property in the right way will increase chances of selling, but it is now crucial to add those extra thousands on the asking price that could make a difference between a profit and a loss for the seller. A London based estate agent, of Lane Fox’s Basingstoke office, states "a well looked after, decent sized garden can add between 10 and 15 percent value to your estate."

First impressions have never been so important and having the outside space in a pristine condition to greet your potential investor is crucial. Go outside and really look at your front garden, what does it say about you? There is supposedly a gender divide about what would stop you purchasing a property, ladies tend to be repelled by the style of the property but it is the men who observe whether your lawn is mowed and can be offended by a badly kept garden.

Catherine Riley, property commentator of a national newspaper, states there is no need to make the entire garden over, some minor adjustments can make a huge difference to the aesthetics of your outside living space but with a possible increase of up to 15% at stake it would be a sound investment to add aesthetic appeal to the garden.

Tidying and maintaining the garden areas is crucial, keeping lawns trimmed, drive ways swept and cleared of any clutter and adding a colourful aspect with flowers can make the approach to your home really welcoming. Boarders and fencing can also put off potential buyers so retouching any paint work and ensuring wooden panels are looking their best.

The back garden as clichéd as it has become is all about selling a lifestyle and creating a space to relax and unwind. The same general touches apply here, that keeping everything tidy, neat and well maintained can be a massive selling point. If you can, create an entertainment space, put your garden furniture out and offer drinks whilst the buyers are outside.

Making your property different by, adding a calming water element can really make your back yard memorable and has something special to give as a further ‘room’ of the house. Make sure it’s set up with quality outdoor furniture and bushes and it can truly create the calming influence that most people are seeking in a home.

For home owners with little outside room there are plenty of ways you can do to add value to what is there, flower tubs with jasmine, lavender or scented bushes will leave an impression on the senses as well as the eye. The main item there is not to litter and keep orderly any room you do have to present to potential buyers.
